What are the costs of living in a village?

Village living has many benefits with the foremost benefit being financial. Sunset Beach Lifestyle Village will have an annual ground lease fee. Ground lease fees are subject to periodic market and CPI review as detailed in your lease agreement. This covers such things as on site management, security, grounds maintenance, use of village facilities and land rates. This annual fee will be comparable with what you would already be paying in rates and government charges.

Do I qualify for rent assistance?

Each individual circumstance is assessed by Centrelink, however, broadly speaking, because you own the home and rent the site, Commonwealth assistance is available to those who qualify which significantly reduces the annual ground lease fee as detailed above.

Is there an entry fee payable?

No. Unlike many other lifestyle villages, Sunset Beach Lifestyle Village does not have an entry fee as part of the purchase agreement. This is a significant saving for you as all you are required to pay upfront is the purchase price of your home.

What services and utilities are provided to tenants?

Metered power, metered water, sewer connection, mail, household rubbish removal, security.

How do I connect and pay for my utility charges?

To assist you with a seamless move to Sunset Beach Lifestyle Village, sewer, power and water will be connected to your home for your arrival. Utility supply invoice details will be provided to you upon your arrival and induction to Sunset Beach Lifestyle Village.

Is there 24hr access to on site assistance?

Yes. You will have access to our professional management team during normal working hours and an after-hours service ensures 24hrs a day assistance if required.

Are shared premises and facilities provided at the village?

Yes. BBQ areas, storage facilities, reception, gardens, workshop and a clubhouse will all be available on or before completion of the village.

Are there any restrictions about the use of shared facilities?

Yes. All tenants and visitors are to use the shared facilities in accordance with the instructions on signs at each of the premises or as directed by the Village Management Committee.

Are there mail facilities on the village?

Yes.

Are there rules?

There are guidelines to ensure that every resident has the peaceful enjoyment of their security, surroundings and continued access to all facilities.

Are there community and medical services available?

A Doctor’s Surgery is located at Bluff Point with a Pharmacy at the local shopping centre. There is a St John Ambulance facility 10 minutes away and two hospitals, Geraldton Hospital and St John of God. Both Silver Chain and Avivo offer in-home care services in Geraldton.

Can we wash our car or boat on site?

Yes, car and boat washing is permitted on your home site.

How much car parking is available?

Each Sunset Beach Lifestyle Village home comes with its own carport and there is sufficient room for a second vehicle to park, in the same driveway.

Can we store a caravan or boat at Sunset Beach Lifestyle Village?

Yes, for a small fee, we do have limited, designated boat and van storage area located at the rear of the village (*maximum size restrictions may apply).

Can my home be resold should I need to move elsewhere?

Yes. We request you contact management.

Are there any restrictions about what can be placed on site?

Yes. We wish to preserves the amenity of the entire village and request you contact management to discuss any desired placements.

Are there any requirements regarding gardening maintenance?

No.

Are we able to bring our pets to Sunset Beach Lifestyle Village?

We are happy to welcome your small pet to our village, however we do request a simple meet and greet with your pet to ensure suitability for our village environment.

Am I able to have visitors and house guests in my Sunset Beach Lifestyle Village home and are there additional costs?

Of course you can! To ensure the safety and security of all village residents however, all day visitors, overnight or holiday house guests are requested to park in the visitors’ car park and to register at reception upon arrival. Residents are at all times responsible for their guests. The maximum stay for a visitor is 14 days however the Village Managers are mindful of the flexibility required during times such as school and holiday periods, and special requests regarding extended visitor stays are always taken into consideration. There are no additional costs for extra persons.
