SUNSET BEACH LIFESTYLE VILLAGE

1.1

Age Limit

Sunset Beach Lifestyle Village is a 55 and over Lifestyle Village consistent with the City of Geraldton & Greenough Town Planning Scheme provisions applicable to the land.

1.2

Staging/timing

Display homes will be available for viewing from April 2017. Stage 1 will have 15 home sites with the first Homes in late 2017. Once completed Sunset Beach Lifestyle Village will consist of 62 homes. A Club House and Men’s Shed will be constructed at the end of Stage 1. Stage 1 owners will have access to the facilities at the neighbouring Sunset Beach Holiday Park

1.3

Security of Tenure

The lease period is for 30 years, commencing in 2017. Residents are covered by a Residential Site Agreement (RSA), which protects their interests. In the event of sale, all conditions will transfer to the new owner – check missing wording.

1.4

Medical Facilities

Sunset Beach Lifestyle Village is a Lifestyle Village. Medical care facilities will not be provided. A Doctor’s Surgery is located at Bluff Point with a Pharmacy at the local shopping centre. There is a St John Ambulance facility 10 minutes away and two hospitals, Geraldton Hospital and St John of God. Both Silver Chain and Avivo offer in-home care services in Geraldton.

THE SERVICES

2.1

Power, Gas & Water Services

Mains power, gas and water will be provided to all homes. These utilities will be metered with the cost of usage being the responsibility of the residents.

2.2

Sewerage or Septic

Mains sewerage will be provided to all homes.

2.3

Site Sizes

Site sizes in Stage 1 range from [225sqm to 255sqm].

2.4

Gate Security

The entry gate will be installed in Stage 1 with after-hours card access for Residents. A video connection to the front gate with electronic opening access will be provided to all homes. There will be a manual over-ride in the event of a power failure.

2.5

Gated Community

The perimeter will have the standard 1.8 metre colorbond fence at the rear of all Home sites. Security cameras will be strategically located. There will also be regular night patrols conducted

Access Road

A separate access road to Baler Road will be installed for use in case of emergencies.

2.7

Insurance

Communal areas/facilities are insured through AON. Adequate Home and Contents Insurance by the individual Homeowners is mandatory.

2.8

Maintenance of Gardens

Sunset Beach Lifestyle Village is responsible for maintenance of all communal areas plus the front ‘garden’ of the resident’s homes. Residents will be responsible for maintaining the gardens at the sides and rear of their home site.

2.9

Home Maintenance

Residents are responsible for the internal and external maintenance and upkeep of their home and home site.

2.10

Green Belt

This is considered important to the look and feel of Sunset Beach Lifestyle Village. There are significant and permanent areas allocated to open space.

Insects

A mosquito management plan is in place as per the City of Geraldton/Greenough Town Plan for the region.

Communications/Broadband Internet/TV/Pay TV

NBN has been installed throughout the Village. Options are available for telephone and internet services including private and NBN offerings. Free to air digital TV is provided by a centralized hub without the need for an antenna on each home. Pay TV will be via individual Resident’s arrangements with their supplier.

THE HOMES

3.1 Fleetwood

Fleetwood is our exclusive builder for the supply and installation of homes at Sunset Beach Lifestyle Village. Fleetwood is renowned for its building quality and ongoing service and is a perfect fit for our Village.

3.2 Price of Homes

The home prices in the first stage will range from $185,000 – $250,000 for a wide range of high specification homes.

3.3 Home Sizes

The size of the current range of homes is from 129m2 to 161m2 including living areas, alfresco and carports.

3.4 Stamp Duty

There is no Stamp Duty payable on the purchase of a Home at Sunset Beach Lifestyle Village, saving you a considerable amount of money.

3.5 Conveyancing (Settlement) Fees

There are no Conveyancing Fees payable on the purchase of a Home at Sunset Beach Lifestyle Village.

3.6 Building Standards

Fleetwood are fully ISO 9001 certified and have a strong reputation for high quality construction and standards.

3.7 Home Building Warranty

Fleetwood have a 6-year building warranty and homes are further protected by a statutory structural 40-year (lifetime) warranty.

3.8 Home Defects Process

Defects that may have safety impacts or seriously affect the Residents standard of living quality will be attended to as matter of urgency. Additionally there is then a 2-stage defect repair process for general work at 4 and 12 months after installation.

3.9 Home build times

There is a 16-week lead-time after all specifications and selections are finalized, contracts completed, deposit paid and construction order placed with Fleetwood.

3.10 Energy Rating

Fleetwood comply with the six star energy efficiency rating.

3.11 Colour Schemes

Fleetwood offer a range of standard colour schemes recommended by professional interior Designers. It is in the interests of all residents that colour schemes are maintained within a selected range for the re-sale value of homes.

3.12 Home Design – Flexibility

Standard designs are generally suitable for most residents however Fleetwood are happy to discuss small design and room dimension changes within the ‘building footprint’. Site sizes vary and need to be considered. Additional charges may apply.

3.13 Adaptable Housing

Consideration for easy access is an important part of the Village and Home designs. Ramp access to the front doors, no hobs to showers, power points raised off the floor, wider doorways and shower access will all be standard.

3.14 Wider Doors

Homes designs already include above standard dimensions for most doors, showers and passageways however Fleetwood is happy to accommodate wider doors within the practicalities of the home size. Additional costs may apply.

3.15 Air Conditioners & Ceiling Fans

Reverse cycle inverter air-conditioners are provided to all living areas as standard. These can be removed along with a price reduction if not required.

3.16 Storage Shed

A garden shed is provided as standard with all homes. Options for power and lights to the shed are available and charges will apply.

3.17 Garage – Tilt & Roller Doors

Tilt garage doors will be allowed subject to Council approval, relevant regulations and compatibility with home design. Clearance heights will be 1.8m – 1.9m. Additional cost will apply.

Roller garage doors cannot be installed due to height restrictions.

3.18 Kitchen Cabinetry

Standard cupboards are ‘soft close’ and can be upgraded to drawers as an option and priced as required.

3.19 Corners on bench tops

A wide range of options are available.

3.20 Floor Coverings and Window Treatments

A selection of standard options is are available. Upgrades are possible and charges will apply.

3.21 Solar Heating and Power

Optional and separately costed.

3.22 Ducted Vacuum systems

Due to the concrete slab ring beam, ducted vacuum systems can’t be fitted in the home slab. Fleetwood may be able to fit within the wall cavity and will work with the Homeowner when required.
